Your upfront budget
Allow for the deposit, valuation, lender fees and property transaction costs. Ask for a written breakdown rather than treating the deposit as the only upfront expense.

Your ambitions. Our connections.A THOUGHTFUL START
A property budget is more than the mortgage instalment. The lender, property type and your circumstances all shape the application. AMAFH helps you prepare the initial conversation so you can ask clearer questions before making a commitment.
Availability, eligibility, approval, fees and terms are determined by the relevant provider.
BEFORE YOU CHOOSE
Three areas to explore with the provider before making a decision.
Allow for the deposit, valuation, lender fees and property transaction costs. Ask for a written breakdown rather than treating the deposit as the only upfront expense.
Understand any introductory fixed period, the rate that follows and how future changes could affect payments. Review the total term and early settlement conditions.
Ask about accepted property types, completion status, valuation and required insurance. A preliminary assessment does not remove the lender’s final checks.
PREPARE YOUR ENQUIRY
Share an outline of your plans first. You do not need to send documents to start a conversation with AMAFH.
Enquire about this serviceDo not treat a preliminary enquiry or pre-approval as final finance approval. Confirm all conditions with the lender before making a property commitment.
Mortgage loans · A PRACTICAL GUIDE
Use these considerations to prepare a focused enquiry. Compare the provider’s current written terms for your circumstances.
Set aside time to map the full transaction. Your own contribution, valuation, registration, lender fees and moving costs can fall at different stages. Ask the relevant parties for written cost estimates and the timing of payments. Keep a reserve for the commitments that continue after completion, including the mortgage payment and property-related running costs.
An initial affordability conversation, a preliminary approval and a final mortgage offer are different stages. The property may still need to be accepted and valued, and documents checked, before the lender confirms its offer. Ask about conditions, expiry dates and outstanding requirements. Coordinate those stages with the property transaction rather than treating an early indication as an unconditional commitment.
A mortgage can extend well beyond the initial fixed or promotional period. Ask how the follow-on rate is calculated, when it resets and how a change would affect repayments. Discuss partial repayments, refinancing and early settlement terms too. A clear written illustration helps you assess the arrangement over its full life, rather than the opening instalment alone.
| Area to review | A useful question |
|---|---|
| Purchase costs | Which costs must be paid from my own funds, and at what stage? |
| Offer conditions | Which documents, property checks or valuations remain before final approval? |
| Rate changes | What happens after the fixed period and how are later repayments calculated? |
| Future flexibility | What applies to partial repayment, refinancing or an early sale of the property? |
A LITTLE MORE CLARITY

Ask our teamYes. An indicative budget conversation can help you prepare. The lender will still need property information and its own assessment before a final offer.
Not always. Some products fix pricing for an initial period and then move to a variable basis. Ask for the follow-on rate formula and an illustration of payment changes.
The lender considers factors such as income, commitments, residency, age and the property. Criteria differ by provider and product; no eligibility outcome is guaranteed.
This service supports mortgage enquiries. Property checks, legal advice, valuation and lending decisions belong with the relevant qualified parties and provider.
You can start an enquiry about your existing arrangement. Compare settlement costs, new fees, the remaining term and future pricing together. The new lender assesses the application and property and determines whether refinancing is available.
No. A lender’s valuation serves its assessment process. Legal, title, building-condition and transaction questions should be addressed with the relevant qualified professionals before a property commitment.

A CLOSER LOOK
A UAE mortgage enquiry starts with the property plan and continues into a longer financial commitment. Explore the upfront budget, rate structure and lender process as one connected picture.
Describe the property you are considering, the purpose of the purchase and the timing you have in mind. Ask which property details and valuation steps the lender requires for that type of enquiry. A property search, an initial finance discussion and a formal lender decision are separate stages. Keep them distinct so you can organise the purchase without assuming that interest in a property confirms financing for it.
Consider more than the advertised property price. Your upfront contribution, purchase expenses, valuation and any lender-related charges can affect the money needed before completion. Insurance or protection requirements may also need a separate explanation. Ask the relevant parties which items apply and when they become payable. Keeping a clear upfront budget makes it easier to review a finance proposal alongside the actual purchase plan.
Ask whether the proposed mortgage rate is fixed, variable or fixed for an initial period before changing. If a reference rate is involved, ask how the margin, review dates and any applicable floor are described. The first monthly payment may not explain the whole term. Read the repayment structure and early-settlement conditions together, and ask the lender to show how a change would affect your proposed arrangement.
YOUR NEXT STEP, CONSIDERED
Use these checkpoints before discussing a specific mortgage offer. They help organise the property information, purchase budget and questions about the continuing commitment.
Start a focused conversationNote the purchase purpose, property information you already have and the stage of your search. Ask the lender which property types and supporting details it can consider. Keep any seller or developer deadline separate from assumptions about the provider’s assessment timing.
List the contribution and each expense that may fall outside financing. Ask which costs are confirmed, which are estimates and when they are due. This gives you a clearer basis for the conversation than comparing a purchase price with a single loan amount.
Request the written rate structure for the full proposed term. Ask about future reviews, payment changes and the conditions for an additional repayment or early settlement. A mortgage comparison becomes more useful when it includes what may happen after the opening period, not only the first instalment.
